TEP was appointed by Leicestershire County Council to provide masterplanning and town planning services to support an outline planning application for residential development comprising 59 dwellings and details of access at land off Newton Road.
The 4.9 hectare site is currently sloping arable farmland on the edge of Heather, a small village near Ibstock in North West Leicestershire. TEP produced the Development Framework and Illustrative Masterplan for the site, along with Design & Access Statement, landscape and visual assessment and public consultation material.
The Proposed Development aims to create much needed housing that will sensitively integrate with the existing village and reflect local character; whilst taking advantage of the site’s location adjacent to a fishing lake, the Sence Valley Forest Park and Heather Wood which are part of the National Forest.
The Illustrative Masterplan details residential development on 2 hectares of land at a density of 30 dwellings per hectare with a mix of dwelling types ranging from 1-4 bedroom units. The design is developed around a strong network of forest-related green infrastructure and public open space that follows existing PRoW through the site. The green network provides a buffer to existing properties whilst strengthening connections and woodland links.
The application was developed in line with Building for Life 12 (BfL12) guidance and included an outline BfL12 assessment.
