Manydown Country Park

We were proud to work with Basingstoke & Deane Borough Council and Hampshire County Council on the Manydown project, a 320ha site at the western edge of Basingstoke set to become a new, connected community. The masterplan creates a place of 3,200 new homes, schools, community facilities and a 100ha Country Park, designed to combine the best features of Hampshire villages with contemporary, sustainable design.

As part of the Tibbalds Masterplanning Team, we provided Landscape Design, LVIA, Heritage, Ecology and Arboriculture services, collaborating closely with architects, engineers and other specialists to shape a coherent and liveable neighbourhood. The design team’s vision guided the layout of streets, open spaces, parks and community facilities, ensuring they were not only functional, but also contributed to a strong sense of identity and connectivity across the site.


We designed a Green Infrastructure (GI) framework that sets the new development within a landscape of interconnected open spaces, parks, gardens, wildlife corridors, ancient woodland, hedgerows, footpaths, cycleways, swales and attenuation ponds. The GI and ecological mitigation were carefully integrated: surveys and assessments informed a Preliminary Ecological Mitigation Framework, protecting nationally rare arable flora, bats, reptiles, dormice, badgers, and diverse assemblages of woodland and farmland birds. Multi-functional green spaces were creatively designed to provide access to nature, encourage healthy lifestyles and support biodiversity.


The Country Park combines existing woodland blocks with new woodland, meadows and glades, incorporating footpaths, boardwalks, picnic areas, tree houses and elevated viewpoints, while a new Woodland Centre will interpret the site’s heritage and ecology for the community.


The Outline Planning Application, including the Environmental Statement, was approved after 18 months of careful masterplanning, extensive stakeholder engagement, and detailed impact assessment. We continue to support delivery, helping to ensure that ecological, landscape and design objectives are realised, creating a thriving, sustainable new neighbourhood for Basingstoke.
